How do you price a home with no sold comps? house w, barn, paddocks and 2nd garage.close to town

I have a home close to several developments but my street is old and my home is on over 4 acres fenced with a new 1500 sq ft barn and an additional 900 sq ft  garage,great schools, very good location but no sold comps, How much do I add to the price for the land and 2 buildings. Fencing is board.

You need to price it as a stand alone horse facility. An appraiser will start with the value of the house alone and then add value for the additional land, improvements and fencing.

I would call a local agent and have them find comps for your house that are close by without land/barn/fencing and then other similar horse set ups that may be farther away to get a ballpark value.

If there are no other 'like' properties in the area, I would suggest you get a professional appraiser to come out to appraise the property.
Or ask a local realtor to give you a comparative market analysis of the property, only if you plan on using a professional. If you are going to sell it on your own, hire an appraiser, don't waste a realtors time.
