How do you price an unfinished daylight basement ?

I'm thinking about buying a house with a 1200 sf unfinished daylight basement , but don't know how to assess how much it's worth ? Is there a flat rate ? or a percentage of the average sf price in the area ?

If a recently sold home similar to the subject brought $100K and another one similar except with a "finished" basement brought $125K then the answer is $0. However, you now can figure finishing will add $25K to value.

If a simlar home to the subject without any basement sold for $90K, then you can determine the unfinished basement to be worth $10K.

It doesn't typically add a whole lot of value because it isn't finished.  I assume that there are just studs there?

You need to look at homes that have the same finished square footage as the house you want to buy. Appraisers are only going to look at finished space for the appraisal anyway.

On the real estate market it isn't worth a whole lot, unless you are a pack rat...then it might be priceless ;-)

It's not worth anything as far as square foot is considered.

A garage is 10K (in socal), where the home is 200/sq'. The garage is only worth about $25/sq'?? Percent wise, that's not much added value to add a garage, huh? lol

Don't know basements, but I'm sure you have a better idea. If most homes in your area have unfinished basements, then you don't want to add any price.
