How do you provise Zestimates for houses?

I purchased an old fixer upper last year for around 70k.  I then put in over 40k of repairs in about one year's time.  You still estimate the house to be around 75k.  Even the County Assessors estimates are much higher than that.  How come?  Who does these estimates and what factors influence the estimate?
