How does Zillow get their calculations?

I am curious how Zillow accurately calculates their Zestimate.  We own 1735 E 153rd Terrace, Olathe, KS 66062 and the zestimate is 202,800.  Our appraisal from Dec 2009 was 240,000.  This would mean in less than two years our home value decreased by 15.5%.  However, two houses down the street a smaller home, and not updated like ours, has a zestimate of 225,100 (1715 E 153rd Terrace Olathe, KS 66062).  Seems like the #'s are off.  I want an explanation as to how the #'s are calculated to reflect actual property value.

Your appraised value from 2009 may have deceased 15%. The market in many areas have been dropping and in the hardest hit areas it is not unusual to see drops of 25% in that same timeframe. Zillow is not an appaisal, it is only an estimate.

If you are concerned about a change in value, I would contact the agent that sold you your house 2 years ago and ask them how values in your area are now and what your house might be worth in today's market. MOst agents are happy to help and can get you up to the minute information off the local MLS.

remember; "Zestimates" are just that... "estimates".. they hold no official weight or value.  KS is a closed record state, so the sales prices of homes (which could be one of the input factors on Zestimates) are not as readily available as in other states.  When it is time to market your home,a REALTOR or an appraiser will assist you in determining the market value.
Bottom line: don't worry about what the zestimates are saying... it is for informational use only.  Have a great week!

Zestimate is generated using Zillions of data. You might want to check the sold price history, tax assessment and the like. The more data that we have, the more accurate Zestimate would be. You can also update your home facts claiming the house. You can claim it by going to the home details page and hover over the "Edit" option and click on "Claim your house". Once claimed, you can again hover over the "Edit" option and click on "Edit home facts".
