How does a Downpayment Program work for an unmarried couple applying for an FHA loan?

My fiance and I are currently looking to buy in central Ohio. Neither of us have owned a house before and we're a little bit confused about these downpayment assistance programs.

We've decided on an FHA loan because we don't want to empty our bank accounts to get into a house...and it appears Ohio offers some pretty good downpayment assistance grants.

However, my annual salary is higher than the income limits on all of these programs.

If we're currently unmarried and applying for a joint mortgage, would she still qualify for the downpayment assistance even though I do not?

You could also go to the ohiohome.org and see what the process is for this assistance.  Usually, they are going to want to see that you are pre-approved also, so your loan officer should be able to direct you once you are pre-approved to this agency.

Barry is right, this question is best directed toward the down payment assistance programs you are wanting to use as the rules may vary from state to state and program to program. My initial reaction is that it if you are both applying to be on the loan, they are probably going to use both incomes for qualifying purposes.

That is a question you are going to have to ask the Ohio Housing Authority that offers the DPA program. Typically the household income is used for these programs.
