How does a home equity loan figure in to my LTV if I want to refinance my home?

I have a very attractive rate on my home equity loan and do not wanbt to pay it off. Since it is behind the primary mortgage in the protection for the lender, does it eat up my LTV ratio?

You may want to check on your servicer's processing time for subordinations.  If it is 8 weeks, you may want to adjust your lock time, which will affect your rate as well.
