Thanks for the personal email Reno. I took your question seriously and provided a serious answer. It doesn't matter what improvements you have done to your home if there are not comps that can support it it means nothing.

Hello Reno,
Did you have the appraisal done on your own or through a lender? If it was through a lender, you should alert your representative of the differences and have them file a value dispute for you. If you requested the appraisal individually call and speak to the president of the appraisal company and ask them to review or explain the questions you have.
I have had minimal luck disputing appraisals for my clients on value, however, there have been a few that have worked in my clients favor.
You can also contact a local Real Estate agent and ask them to do a CMA and see if there is a large difference in value. If there is ask if the Agent can give you the comps that were used in his analysis and submit them to the proper party for dispute.

Although I'm sure mistakes happen I doubt the appraiser is out to get you. I think it's time to accept the fact your home isn't worth what is once was.

I have negotiated appraisers up or down by showing them comps they may have missed. They are unlikely to change unless you provide them documentation that supports a revision.
