How does zestimate use previously sold info and tax history.

My zestimate is extremely low.  According to the zestimate rules, they use last time sold and the tax history.  The last time the house was sold was 1984 and it needed alot of updating.  We've added on (yes using permits) and remodeled.  Regarding the tax history, zillow states "Historical tax data is not available for this home".  Why is that?  I can get the tax history from the county records, why can't zillow?  Thank you for adressing my concerns.

The sold prices I saw for Grand Forks were listed as a source of public record, which doesn't make sense.  At least in the past Zillow has published user entered sold prices for non-disclosure areas, but did not display them with a source of public records.  It also looks like only a minority of the properties have records with any tie to the public records in Grand Forks, and primarily if not completely the properties that are reporting sold prices.  Your listing for instance does not have any public record information attached to it.

I've flagged your question, in hopes you will get a Zillow response.  In any event I don't think Zillow has enough information in your area to be useful for anything more than advertising your listing, and would hope buyers and sellers alike would quickly realize that.

Thank you for your comments.  Pasadenan noted that North Dakota is a "non-disclosure" state, meaning sold price data is not available to the general public.  In those areas, Zillow tends to model to listing prices instead of sold prices.  Which is not the case for my listing.  And some of the "comparable" houses shown on my listing page are not even a close comparison.  So where is Zillow is getting recent sold data in an area that does not appear to have a comprehensive public record source?

I'm not with Zillow, but I looked at your listing ad and Zillow does not appear to have a provider for public records in your area.  So they aren't using either last sold or tax assessment.  They are modeling solely off a handful of recent listings, the accuracy is proportional to the data for analysis.

You may want to ask where Zillow is getting recent sold data in an area that does not appear to have a comprehensive public record source.
