If your home is only 10 years old I wouldn't be concerned about installing granite counters for the next owner to enjoy. You may spend that money only to have a buyer say they don't like the color. I would invest that money in painting, upgrade some lighting if needed, & some staging. If your counters look dated you can replace them w/ a granite look laminate for a few hundred dollars rather than a few thousand.

Yes! Neutral stone! I can't tell you how many properties I've looked at that have some hideous mauve granite that looks like something that fell off the back of a truck. If you have to think twice if it's neutral, then get something else!

I agree with Maria. It depends upon what is standard in your market. If you do decide to install granite choose as neutral a stone as you can.

It depends on what is standard in your market. Is it a 250K condo in downtown Chicago? Then granite is standard and if you want your property to sell, you need to at least have what the competition does.
If it's not standard, think about if it will make your house stand out in a crowded real estate market. If your kitchen is small, you can get granite at a relatively reasonable price, and have a huge point of difference for buyers.

Make sure your counter are clutter free -- put away the coffee pot and toaster. take the magnets off the fridge. clean, in good repair and clutter free.

No, granite is not essential and will not pay back dollar for dollar should you decide to change it. The kitchen should be clean and in top shape.
