Hello,

Well, so far this year there has only been one sale in Forest Hill Extension and it was a beautiful 3bd/2ba on Ulloa that sold for 521 per square foot. There are 3 other homes currently in contract with list prices in the mid 400's per square foot, but they don't have quite the same curb appeal.


The average selling price in the second half of 2009 was 532 per square foot. In the first half of 2009 that number was 508. Going back to 2007 that number was 639 per square foot.


So, there definitely has been some depreciation since the market peak. However, from experience, homes in that 850k range are still quite competitive and the Forest Hill Extension are area is in demand.
