Buyers like to have bahtub and seperate shower on the Master Bathroom. This may be a deal breaker for some buyer.

I wouldn't say it's essential b/c there are a lot of other factors to consider. I've seen plenty of homes that have spa showers which were converted from a tub/shower combo. If done correctly, most buyers love them. If the shower is old and not so great, then it could definitely hurt the sale (price and time on the market.)

A bathtub in a master bathroom is essential in selling your house at market value. When I've shown homes to my buyers, the master bathroom amenities are always a top critiera when considering for purchase. I'ts very rare to see a house without a tub in the master bathroom. Today's picky buyers want a separate tub/separate shower in the master bathroom! So, Yes! It's very important!!

It really depends on what your competition, so check to see if other houses in Sugar Land have bathtubs in their master bedrooms. If they do, then it's best to go along with the crowd and put in a bathtub. I'm in Medford, 5 miles north of Boston. Since our housing stock is older, many homes don't have master baths, so just the fact that a house has one is a plus and a tub isn't necessary. In your area, if almost everyone has a master bath with a tub and you don't, your house won't compare as well.

Great Question! There are many older homes that only have a shower in the master bath. Homes without a tub in the master bath could slow the sale of the house but this also depends on many other factors like: Neighborhood, loction, overall condition, etc. Having a tub in the master bath usually won't stop a buyer from making an offer as long as they like everything else about the house.
