i have found that the way people buy a house is by walking in the front door and feeling at home. sometimes too much info  is detrimental. when you search an area (at least in our area) there are very few houses within a price range with the right number of bedrooms to be seen. in selling a home you need a pro active agent that entices clients and other agents with their clients into the home. usually people love some things about the home that cancel out the things they don't like or that are missing from their wish list. people bought houses before video.and not every house looks good on video. and not everything the home owner or the sellers agent think is nice appeals to a potential buyer. sometimes less is more.

Lookers love the videos; buyers want to see the home in person. The photos on MLS are usually just enough to entice them to come in person.

We prepare video tours of properties we stage and provide them for the realtor to distribute at open houses.  This is an extremely low cost way for that home to get a "second look".  Sellers love videos to show friends, forward on to contacts and it makes them feel the realtor is "doing everything possible".  If it sells one house . . . it's worth it!

Agree that video tour will likely sell the seller on the agent rather than the buyer on the home.

Money likely better spent in maximizing exposure of the home to a larger audience.

As a potential buyer, I hate video marketing.  I can learn more in a 5 second glance at 10 pictures than I can in a several minute video "tour".   If there is no "10 pictures" option, I skip the property and move on to the next one.

Relying on video marketing can therefore clearly cut out some potential buyers.

I'm currently selling my home and originally wanted a video tour of my home. When I saw the video, I decided to have the realtor post the photos only. The video they shot was taken with a digital camera and they needed to use some sort of software to "piece" them together. Walls were distorted and anything with a stripe in the room was wavy. I would love to have a good quality video of my home to post on the web. I was told by my realtor "it is what it is" and they invested in "this" software and that's that.

You make an important point.  If a realtor decides to do a video tour, it should be done on quality equipment and look professional.  Many of those I've seen distort the rooms and properties, so are more than worthless (in fact, leave a very bad taste in my mouth)

Even when done with quality photography, my time is precious.  Slow panning of rooms with some background music bores me.  Bored purchaser doesn't go further.

Our only advice regarding You Tube is to make the video as assessable as possible.  We had a company prepare You Tube videos for us but they were almost impossible to find.

On the reverse side our sellers really loved the product.  We think that video has become another expected marketing tool that a Realtor should be using. .
