Usually the tax records have the sq footage.  If there have been additions or deletions, or any changes, then the tax records might not be up to date.

In addition to the answer already given, you also have to remove the attached garage square footage.  The second story can be tricky if it is a different size than the main living area.  Sometimes there is living area over the garage, or the second story is smaller than the main story.  For basements, we measure the interior, if underground.

You measure the outside dimensions and multiple it out. You have to divide up odd shapes into squares or rectangles and multiply one side by the other side. Then times 2 if it's a story.
