You have to set up a 1031 exchange,  If not you will have to pay taxes no matter how long you wait.  Contact a 1031 exchange expert. It is well worth it. They are after all the experts on that.

I'm sold a vacant land before, i'm remember that you have 45 days to looking for the other property, and another 45 days or 75 days to close escrow.
