I don't use average days on market since that really uses poor data.  To compute Days on Market, computer models typically only count the current listing period in which a property was listed when it sold.  That dismisses properties that never sell, were relisted, etc.

A better way to do it is to look at absorption rates!  To do that, take the number of listings (preferably similar to yours) and compare that to how many are selling per month.  When you do that, you get an answer of about six months on average (but keep in mind some are two months and some are a year depending on size, price, age, and area)!

Most Realtors like me will do that customized analysis for free hoping that you like our plan and mannerisms and ultimately hire us when the time is right to sell.

A local Realtor can give you the stats but it depends on the marketing, price, condition of your property, number of potential buyers in your neighborhood, etc. best of luck

To quote a great saying "Figures don't lie; but liar's figure".  In other words, it depends!

There is no quick answer to this without looking at specifics for your home.  The best way is to do an "absorption rate" calculation based on how many homes similar have sold in the past six months divided by the number of homes currently available.  Without knowing specifics about your home, that is like saying "what does an average painting sell for?"

If you look at the average days on the market for the homes that successfully sold during their most recent listing period (not counting if you went through three agents before finding one that priced it right) you would think the average days on market for Ada County in February 2010 was only 96 days.  However, if you take the 3,038 properties currently for sale in Ada County divided by the 350 sold in February, that tells you there is currently a 8.68 month inventory of current homes!

However, since we are still building custom homes, the real numbers overall could be longer and if your home doesn't have much competition, it could be shorter

I don't mean to be a smart *%@; however, such a generic question is like asking how much does a tree grow each year?  To which, I would reply again . . . "It depends!"

I feel bad giving you a lengthy answer to a quick question; however, in all sincerity, IT DEPENDS!

Your Realtor you can "depend" on,
Jim

Depends on how well it's priced, prepared, and marketed. Whether it's listed with an agent, or FSBO.

If you want to trust AOL Real Estate's stats, they say 117 days is the average DOM for Boise.
