I know this post is old but wanted to share my advice when someone asks this question.  In my experience, I would not trust the sold data on MLS or the CRS deeds. Both are frequently incorrect. Best thing to do is measure it with your agent to be more precise. A buyer's agent is more than glad to assist with this.

The square footage on this home is between 1600-1799. This is also a partial finished basement. When it sold in 2008, this total finished square footage on it was listed at 1560.
