One thing you can do is go to the tax assessor's website.  http://www.assessment.state.tn.us  There you can at least see what a property has sold for over the years.  That will at least maybe give you a starting point.  You might even consider taking today's value and doing a compound reduction of 4% per year.  These aren't going to be as accurate as finding some old appraisals, but at least you can get some starting points.
