It depends upon what you agree to with the Buyer Agent. IF they are handling all of the legalities (paperwork, title, escrow.) And making sure you follow the current Real Estate Laws. IF they are bringing you a ready, willing and able buyer with good credit and pre-approved they should be compensated.

In many areas of California, there are more buyers looking than sellers selling.  In such areas, it is not a "traffic" nor "exposure" issue for the FSBO's.  Buyers will find it if it is available.

I'm getting "offers" even though none of the properties are listed, nor any intent to sell several.

That answer really varies between markets, and agents. In order to get more traffic to your listing, I would consider offering the standard percentage for your area.

FSBO do all the "listing" work, all the title work, all the escrow work, all the disclosure statements and would take care of all the details without any agent if the buyer didn't bother to bring an agent in to try to raise the cost to the buyer.  The buyers' mortgage would get approved and funded a lot faster if the agents stayed out of the way too.
