How much does an exterior window (as opposed to patio view) add to the value of a condo?

We are in escrow for a condo in San Francisco's SoMa, right by Caltrain, and we are only having second thoughts because of the lack of exterior windows. The only 2 windows are toward the inside patio / fire exit, which is not an eyesore, but it's not the nicest view.

An outside view is more desirable for most people, but they also cost more. If you have already signed off on everything there may not be much you can do.

Ask your agent about your concerns and see if they have any input. That is a great area and as long as you as getting a good price, you should be able to find a buyer down the line.

Sounds like you are really close to closing on your new home. It might be too late to have these concerns. I would talk with your Realtor to see if they can make any suggestions. You can also talk with your attorney to see if you might be able to get released from the contract. If you aren't happy with it now, you won't be happy with it later. We are not in a market where you can sell your home after livng there a few years. I would address these concerns as soon as possible. Thank you for your question.

If exterior windows would offer views then it's a big difference in value. They also may offer more noise depending what direction and on what floor.  If you are getting good sunlight then you might be in good shape. It's difficult to give you an answer without knowing the details on your specific unit.

A condo project if it is a large neighborhood, value of location may be more important. As views from the unit may be more important to the units value.
