How much does an alarm system add? is your question,....
Many items in homes do not add to the overall price, however, many add to the selling the property faster.  An alarm system to many means security, and a feeling of security in a new neighborhood can be comforting.  On the other hand if the place has bars on the windows and overkill alarm system,  it may mean there is a problem community.

Good question! Up to date, monitored alarm systems can be a very strong benefit for a house on the market.  This is true in almost every type of area.  The newest update is to have your home's system monitored by satellite.  This makes the security up 100% of the time no matter whether there is power (battery backup) or phone lines are down.  These modules can cost another $250  or so and add another $10-$20 a month in monitoring fees.

Alarm systems are great if you have little children because you can program them to beep every time an external window or door opens. Buyers seem indifferent to them though. I have never had a buyer jump up and down for one, but they love built in vac's!

As a guy who used to "give away" alarm systems for a well known security company, Vince's answer of "Zero" nailed it. The securty companies make their money on the monitoring, and that's the most significant cost to the consumer. Not the hardware.

Unless it was a privately owned system with programmable dialer to dial my cell phone, and web access to transmit live video privately to me only, and an audio alarm noise level low enough not to invoke police visits & city fees, I would have them take it out.  I'm not buying it, and don't want it.  They can return it to the company they are renting it from, or whatever.  If they want to abandon it in place, maybe I'll only take $1k off the offer price as compared to having none.

When I bought, the seller tried to sell their alarm separately to me for $2k after my offer was accepted.  I turned them down, made them take it out, and put in my own.

Angie, I will add that it really does depend on the specific buyer's point of view. One person may feel it enhances safety while another may look at it as a burden or that implies that the area has had issues. Also, alarm systems incur a monthly fee from the service provider if they are active.

You might want to know about the alarm  " deals "  in your area in

case a buyer raises a concern about an updated alarm. If they see a

need  helps alot to have the solution!   Otherwise,,, I agree with most

of my peers  the presence of an alarm system can have unanticipated

 impacts to showings!

If the property is in a high-crime area, then yes, it adds to the "sell-ability".  Otherwise, it makes no significant difference.

"OH CRAP!!! the crime here must be awful."

Someone else could look and feel like they have some needed protection.

I would state that it could help sell the property, but it is not a dollar for dollar return.  This means if you don't have an up to date system don't upgrade it thinking it is going to help you get more money for your home.

I do not think it wold add in any significant form... this is the type of thing that may mean something for one person, but not much for the other... on average they probably negate each other...
