Yes, if you are referring to 45 to 55 as age, yes, people of that age group use Zillow.    You have a darn lazy agent who chooses not to use one of the most active real estate non-MLS sites on the web in the US.  "too busy".... too busy to advertise your home extensively even though you are paying them?    How on earth did you chose this agent?  They are not offering you very good service.      If they don't know how to use Zillow, they need to learn.  Sunnyview provided a good link for their beginning lessons .   Too busy to learn the tools of their trade?  Balderdash.    Zillow isn't perfect, but agents who dis Zillow rather than learn how to use the tools are doing their clients a disservice.   Let them know by canceling their contract and finding agents who will use all the advertising venues.

"Do they use Zillow?"

They do. In fact 71% of people using a real estate website use the Zillow/Trulia network. If your agent doesn't, you need to ask why. Zillow is an excellent marketing channel if you know how to use it. If your agent doesn't, refer them to Zillow Academy to take classes so they can show your home at it's best to the buyers who use Zillow.

Our real estate agency is too busy to post on the Zillow site that it feeds for us and it says Zillow is not responsive even when it does. It has severed its relationship with Zillow starting this month. Can I "claim" it? Would I need to pay monthly henceforth? Zillow frustrates our agent because it lags in post time such as announcing open houses. At the same time we see many people searching for houses with Zillow. Our sweet spot is 45 to 55 years old. Do they use Zillow?

@Brad, you've got it right.  How much will you leave on the table Fluffchick?  Most people think about saving money, but don't understand the way professionals negotiate in their favor.

Why do professional athletes have agents?  Why do they have coaches?  Because they understand their own limitations even though they're the best of the best.  They focus on what they do best and follow the direction of those that know a little more in the fields that benefit their performance.  In your case, that field is providing you with the most money in the shortest period of time with the least amount of complications.

So, listing your home FSBO is free, but the likely-hood of selling it on your own is slim and if you choose to list with someone at a reduced commission (should you chose a poor negotiator), you'll likely find poor results.

Nothing.

A better question is how much money will I leave on the table by not using a REALTOR to represent my interests.

You can list your FSBO for free on zillow.  Just use the following link.  Let me know if I can do anything else for you.
