My suggestion... Get a good realtor that you trust to do a market analysis of your home.  Deciding that you want to list it for $65,000 does not mean you will sell it for that price.  An honest realtor will give a professional opinion what he thinks your house will sell for based upon other recent sales. The cost of selling including commissions, closing costs, fees, etc. will typically range from between 5% to 9% of the actual sale price of your home.

Let me know if you have other questions.

Great question Jefferson.

It will depend on what your balance of any mortgage or lien you may have on the property. It will depend on the agent you hired for the job of selling your home and it will depend on market conditions where the home is located. I will suggest you speak with 2-3 agents you see that work and sell homes in the zip code the property is located and interview them either in person or on the phone and ask questions about the sales process, fees, marketing conditions and what your overall goals are relating to the property.

I hope this helps.

It depends how you sell it and for how much plus how much is owed on it.
