How much increase in value will happen if I change from 2 bedrooms to 3 bdrms?

I am planning on adding a builtin closet to the den in my house in SEdona, AZ. Currently the house is a 2 bedroom with den.   Adding the closet will make it a 3 bedroom home.   Any idea what the value will increase be after adding?Thanks,

Hello...

As a local Realtor that's active in the Sedona market, I'd say that there isn't much of a difference between a 2BR plus a den and a 3BR without a den.... but there also isn't a major investment involved in adding a closet either.  If it works for you and you need a 3rd bedroom, then by all means, go ahead and do it, but if you're strictly doing it for resale value - I'd tell you to save your money!

First, you need to know how much it will cost to add the bedroom and then I would contact a local realtor to find out the difference in selling price between a 2 bedroom and 3 bedroom. Your buyer pool would be bigger, but it has to be worth the expense in the end.

3 bedroom homes have a much bigger pool of potential buyers.  There is a real possibility that you could reap a bigger price at resale if you do the addition.

That being said, the devil is in the details.  Talk to some local agents to see if it makes sense in your market, and for your particular home.
