Hi!  There are not many comps to go by in Neely Farms.  The lowest comp is $140,000 and sold on 1/30/12.  It is a single story and has 3bed/2bath, 1680 sq ft.  The highest priced comp is a short sale for $170,000 (under contract currently) and is a 3bed/2.5 bath 2 story with 1892 Sq ft.

To find out what the market value of your home is today, you need to call a local realtor and have them do a comparative market analysis for you or hire an appraiser. A home is worth what a buyer is willing to pay for it. You will not get an accurate market value price by having someone just look up your address and comps. They need to see your home for its current condition and upgrades/amenties it has over other similar properties in your neighborhood. Call a few local realtors and set up appointments for a CMA.

Hi Pat,

The answer to how much your home is worth today is based on what a buyer is willing to pay AND what comparable homes have sold for in your area. The best answer to your question is to have a local real estate agent run a CMA (Comaparable Market Analysis) on your home taking into account your home's location and features. I would ask up to three agents to run this report for you - then you should have some idea what your home is worth today.

Almost all homes in the country are worth less than what they were a few years back. However, with buyers feeling more secure about jobs and the economy and the super low interest rates, some parts of the country are seeing a stronger spring market this year. I hope the same holds true for your part of the country!
