It doesn't matter, as long as the siding conforms to the neighborhood. There is no line item for "siding" in many bank appraisal forms when determining value. Value is determined on the construction of the home and it's condition, aka frame, concrete block etc. Siding would be as important to stucco on concrete block.

As location plays a large part in the decision process for the potential buyer it also will factor into your decision for siding. What does your current location have? Is your siding well maintained? Then you will want to look around at other homes for sale in your area and see what updates they have done. If your the last one on the block with aluminum siding left on the home and it has never been painted, it may be time to make an investment. With that said, there are buyers that will value the work you have done to exterior walls of the home.

If your home does not currently have siding, I'd choose against it. While it may look good for awhile, what it really does is mask any issues that may occur below...like water, mildew, rot etc.

Siding is a matter of personal preference. No matter the type, if it is in good condition and properly maintained, should help the value of the home. If you are comparing your house to all the other houses for sale in your neighborhood that have siding, it will be a "moo" point. In that instance if your siding was in worse shape or non-existent, it would hurt the overall value of your home. I would say that all buyers should have a list of items that are their needs and wants, and siding would rank pretty low. It's like asking for a car.. and asking for seat belts... You would assume they would be provided with the car. Obviously some siding is better than others (in terms of visual aesthetics, and durability). I hope that helps.
