How much should I pay for a CMA?

The bank my be requiring one that must be performed by an appraiser, that is the case with some forclosures I have run into.  Values are all over the place, if this is to be shortsale, they need a fair and precise value.

Chances are your attorney can give you referrals to several local agents who will provide this service at no charge. Make sure that the person who helps you is familiar with your area and neighborhood.

A Real Estate Agent would or should not charge you for CMA. However, you can go on Zillow and get an estimate on what your property is worth. I hope this helps you.

I see by the other posts this topic is quite controversial.  I have been in the real estate business for over 10 years, during good times and bad.  I can understand why a Realtor may decide to charge for a CMA when its purpose is for something other than transferring ownership of the property.  HOWEVER, we, as Realtors, are the professionals in this business and should act as such.  A CMA has traditionally been a no-charge service.  Would you rather your customer lie to you regarding their intentions?  I prefer a truthful client and in return they will get a fair and ethical Realtor who will provide them with a market analysis FREE OF CHARGE every time.

It is a customary practice to not charge for a CMA on a property unless the pproperty owner asks to pay for another use than potentially listing the property for sale.  Sometimes property owners need a value for some legal work or making changes to trusts etc.

I tend to agree with Chris's last post, the OP was asking to establish a value for a court proceeding, not granting agents an opportunity to earn their business.  IF and it is a big IF in my opinion a CMA is acceptable to the court, then the agent is entitle to at least a nominal fee for providing a professional service. 

Not everything is a marketing opportunity, if an agent has the credentials to provide professional services in non-sales situations they should be  entitled to charge a professional services fee.

CMA's are not by default a free service of Realtors. While it is true we don't charge up front we're not doing it for free.

We do CMA's for the exact same reason roofers give roof estimates and lawn maintenance companies give lawn estimates. Doing CMA's is a tool for acquiring business and not an obligation of the trade.

Absolutely nothing. Realtors should be used to doing CMAs everyday. I read a previous post about someone just wanting value. For that you can get a BPO for $50.

CMAs are a service we provide.... Dont pay for them.

Most agents charge what they are worth.  The price most agents charge (nothing) when they are trying to buy your business seems too high, if they provide an extremely optimistic CMA and hope to bargain the listing down later.  How many of the 33% of pending contracts that are falling out of escrow, fall out of escrow at prices that were supported by agents CMA's on both sides of the transaction?

Back to the original question.  Will a bankruptcy court even accept a CMA as proof of value?  Should the court accept it?

A CMA is free.  Some realtors may look at it as a waste of their time if not for the possiblility of listing the property.  Others will look at it as a way of getting to know a potential future client or get possible referrals for doing a great job even though there is no compensation for the work done.

A  CMA should be free of charge. As a seller you  will end up paying the commission on the sale of your home, so this should be a service that is provided for you free of charge.
