How much should I pay for a CMA?

About to go through a bankruptcy and need a CMA before filing, not sure how much I should pay for one.

Most real estate agents will provide a CMA for free.However, if you are not looking to list your house to sell but are looking to get a CMA to put a value on yoru real estate holdings in certain area for financial planning purposes then you coudl communicate this and negotiate a fee with a local agent so that they provide you an unbias an CMA. Some agents may charge as little as $50.00 for a CMA or as much as $100.00. Agents may offer a discount if you have multiple properties requiring CMA.

Realtors do CMA's as a service for free for the need of a buyer or seller or lenders.  If selling your home your potential realtor should prepare a CMA to bring to the Listing Appointment.  This will ensure the market value of your home.  When buying a home you need the market value so you do not overpay. Even for marketing in your business a Realtor may advertise that they will prepare a free market analysis for anyone who may be interested in buying or selling their home in the future.  The answer is that you should not have to pay.

You should never have to pay for a CMA.  A good REALTOR will show you comps of other homes comparable to yours, listen to what you have to say and take good notes.

You should be able to contact a local real estate office and have it done for free.  Ask your attorney if they recommend a bank appraisal and if they don't you are in luck.

In my market I do not charge for CMAs for clients. If you need an appraisal that is a different story and you would need to work through an appraisor not a Realtor.

Most companies including mine do not charge for this service.But check with your attorney to make sure you do not need an apprasail.

Comparative Market Analysis's should be at no cost to you. Realtors offer CMA's complementary to build relationships with their clients, and provide a service  in hopes that the consumer will use them when it comes time to sell. If you are being charged, I suggest finding a new realtor who won't see you as an opportunity to make money off every service they "offer."

 The cost for a CMA depends upon the area you live in.  In the Southern Mississippi county of Pearl River County, there are no cost associated with a CMA. 
Contact a local Realtor and tell them about your circumstances more than likely they will do it for free.

Ask your lawyer if the court will accept a CMA from a Realtor.  If it will, find a Realtor to do one for you.  You'll need to negotiate the price, but if it helps with your bankrupcy, it will be worth the investment.

Hello Jaye2u,
  You may need and actual appraisal done and since you are filing bankruptcy the assumption would be that you do not have the funds to pay for one.  On average they are over $500 for a professional one but the bank will pay for their own along with odering a few CMA's.  If a CMA is all that is required be VERY careful about what agent you choose to provide you one as many agents produce very poor CMA's and they cannot be relied on.  Best of luck to you.

Amazing how those same Realtors® state "you get what you pay for" when discussing negotiation of fees...

I'm sure they mean their CMA's are worth what the potential consumer pays for them.... "nothing"... substantially less than the value of a Zestimate.

Even the proposed "cost" of $50 to $100 for their "time" and "costs" indicates that their number is just an average of a few randomly chosen pretend "comparables" from the MLS, with no detailed itemization of all the differences from personal visits to each of the properties.  And apparently very few have the math background to provide any kind of tolerance analysis for their estimates.  But they are apparently happy to complain about others' estimates when tolerance data is provided.

You should NEVER pay for a CMA. This is part of the interview process and one of the tools we have as real estate professionals. Call a few agents in your area from strong brokerages, and interview them. Our job is to give you all our tools of analysis, our network of specialists, walk you through the process protecting your backside and aggressively market your property. If the agents you meet with don't do all of that, find a team that will.

A CMA or Comparable Market Analysis is done by a realtor for free.  It acts as an "appraisal" of sorts but is not as concise.  An appraiser will take alot more information into consideration but these will cost $300 to $400 and can't be used by the buyer to finance their loan since their lender will require their own choice of appraisers.  Ask your realtor to show you the recent comps (or recent sales that are similar to your home).  You can also ask to see what other houses are for sale that are similar to yours so you can see what potential buyers will be looking at when they look at your house.  This is a really good way to take an objective look at your own house against your competition.  Good luck.
