How much should I pay for a CMA?

About to go through a bankruptcy and need a CMA before filing, not sure how much I should pay for one.

You can have one or two..... for free. We don't charge for them :) at least here in OC, CA. Call your local agent since he/she know the area and can gie you a good estimate of your house worth.Thanks!

it is not uncommon to charge a fee for professional services provided...

banks pay for BPO's... why shouldn't someone wanting a professional opinion to submit with their bankruptcy pay for a similar service

You shouldnt have to pay for a CMA! You should be able to get your agent that you hire to help you find a contract for deed home that you will need if you are losing your home!

Not all  CMAs are free. Several professionals I know charge a fee of around $100 for a complete CMA. They refund that fee if the client lists the property for sale after the CMA is completed.

If you are about to go into bankruptcy, I would definitely hire an appraiser. Is it bankruptcy or is it a short sale?

Most agents will do them for free, especially if they will secure the listing in the future.

But in your case, your may consider an appraiser. But I would check with your attorney first to ensure you are covered.

You also could look into the possibility of a broker price opinion, (aka BPO).  Many real estate agents do them for banks working with distressed homeowners.  They are generally between $50 and $120 dollars depending on whether it is a drive-by or an interior.  

Still, be sure to check with your attorney to find out what is appropriate for your area.

I would strongly suggest you hire an appraiser whenever you are dealing with bankruptcy unless your attorney specifically said you only needed a CMA.

 I was just wondering-  how many different ways can agents say the same thing??

  I think if agents insist on answering the same thing that has been said many, many times prior, they should at least attempt to come up with a creative way to do it.

Most of the time I do them for free. If it is for a divorce and requires me do testify in court it is $200 which is refunded if you sale.

You should not be asked to pay anything.  It should be a free service...of course the agent I am sure would appreciate it if you will remember him/her when you are in need of an agent in the future.

In most legal matters a CMA may not be sufficient for the court. However if you have an agent he/she should not charge you for the CMA. It is my experience that in a bankruptcy proceeding, an appraisal done by a licensed appraiser may be necessary. Hope this helps.

If you're planning to list your home for sale, a CMA should cost nothing and will be provided by the agent(s) that you're interviewing. If you just need the CMA for other purposes and have no intent on selling the home, you should expect to pay somewhere around $100 or less for the agent's time in creating the CMA for you.

You shouldn't have to pay for a CMA. If you find an agent who really cares about relationships and is not focused solely on making a sale then you can get one for free. It doesn't take an incredible amount of time for a Realtor with the proper tools to create a good CMA.

You should never be asked to pay for a CMA!  Most agents would be thrilled to have the opportunity to spend the few minutes it takes to do one and then sit down and have a discussion with you about how the numbers turned out.  It's the first opportunity we have, as agents, to get to know you and to discuss your wants and needs in the real estate process.

Some agents are doing BPO's which is a Broker Price Opinion.  Banks might ask a local agent to prepare one of these if they are getting ready to list a home for sale that they took back in a foreclosure and at one time they were paying a nominal fee to the agents for that work.

Under most circumstances (those considering selling their houses), CMA are done at no charge.  Providing a CMA gives the real estate agents the opportunity to introduce themselves, demonstrate local knowledge of the market, their expertise and win your business. Think of it as a quote at no cost which many businesses do.  But......if you are looking for a CMA with no intent of listing or selling your property with a real estate agent, than you should expect to pay for the work that goes into a CMA.  I typically charge between $ 50 to $ 100 under such a situation.  Basically, my cost.  Remember to treat others like you wish to be treated.

Any Realtor worth their weight in customer service knows that this is a service we offer for free. We do this to create a sense of willingness to assist the public in the buying and selling of homes. In the north east Texas area they are typically always free from all realtors. In most areas I feel that a good realtor would do it for free of charge to get a "foot in the door" with Sellers.
