Pools can sometimes be a deterrent.  Most buyers today with small children do not want to purchase a home with a pool.  With that in mind, a pool does not add value to your home.

The name "wetdawgs" appeared as my name because when I was signing into Zillow and finding all my other choices were taken, our two retrievers burst through the doggy door after a swim in the pool and drenched me (and the computer) as they shook.

Wetdawgs, I love this.  Always love to hear where these names derived.

As for a pool, they typically don't add any value.  It is a plus if you have a buyer that wants a pool, but unfortunately you rule out the buyers that have no interest in maintaining a pool.  If it is above ground, it can be taken down to accommodate all buyers.  If you plan to be there and you want a pool, enjoy it.  I know these past 2 years, I've had the buyers that wanted the pool, it has been quite hot so it has been better than normal.

I suspect in PA that it would be a negative.

If you do install it, do it because you want it and are going to enjoy it.

When we had a pool, I loved it for about three months per year swimming laps for about an hour per day.   However, financially it would have been far better to join a health club for lap swimming.

Where you are, probably nothing.

Pools often don't add value. Lots of people don't swim. Others don't like the upkeep a pool requires. Others don't like them because they have small children and are afraid the kids might drown.

They're more likely to add value in geographic regions where pools are expected, or where most people have them. Areas of Florida, Texas, California, etc. Warm areas where pools are popular and can be used for 7-8 months a year. Up in Pennsylvania, the pool season is more like May-September.

If you're planning on having a pool installed--or in buying a house with a pool--do it because you want the pool. Because you enjoy swimming. And maybe because you enjoy entertaining outside. But go into it with the understanding that it'll add little or no value to your property.
