Typically below ground square footage is worth about 1/3 of the above ground square footage. So the answer probably is...not much.

is it above or below grade? If below grade, likely not much. However--added value should be the least of your considerations-you should have enough egress to ensure the safety of a renter or your family.

Hi Christopher,
I think adding an egress window is a good idea and it will most likely always add some kind of value. How much value is difficult to say without additional information as others have outlined below. There are a lot of contributing factors that determine value but if I had to make a guess I would ballpark $5,000 to $10,000 if it's to add a legal bedroom- again depending on the circumstances.
Your best bet is to give additional details here in this forum or to contact a Realtor to take a look at your situation.

I think the difference in value really depends on whether the legal egress added makes the space legal for a bedroom or qualifies it as living space on an appraisal.
Buyer like light, but adding a window without gaining square footage on an appraisal may not be worth it.

Adding an egress window to a finished basement room that cannot be considered a bedroom due to a lack of egress would add value overall as the home would now have an additional bedroom.
How much value is debatable as there are factors to consider including location, the overall value of the home, the quality of the finished space, etc. But the cost of an egress window is one of the less expensive additions you can make to a home.
Even if you don't consider added value, i urge buyers to add egress windows to their finished basements as it add light to an often dark space. Plus they're an additional exit should a fire break out in a home.

Hi Chris - as Joe said, the answer is hard to say right off the top. A big part of the answer is driven by whether it's to add light to a basement or whether you are doing so to add another legal bedroom. Then you would need to look at how that differentiates against alternative homes. If you are doing this just for resale reasons then you might want to consult a Realtor to actually look at your home.

It depends on the home, the location, the size, layout, number of rooms, style of home, price range of home, number of bedrooms, target market for resale.... etc. It's very hard even with all of that information to put an exact number on it, but without knowing details it's pointless for me to throw a number out there.

How much value would adding an egress window produce?
