If you are a Veteran you can get 100% financing. If you are not here is a great article on acceptable sources for down payment for FHA loans.

3.5% is the lowest down payment.

First time homebuyers may qualify for $8000 in tax credit for the purchase.

If your a first time homebuyer you may qualify for an FHA loan which is 3.5% Down, that would put you at $3115.00. If you currently own or have owned in the last 3 years its a conventional loan which I believe the lowest down is 10% (contact a loan officer for more information). If thats the case 10% down is $8900.00. This particular listing is Pending and in escrow estimated to close within the next week. However i do have many other properties around that price and lower. Thanks and hope the information helped!
