As Todd said, it depends on the land, what utilities are there or not, if there are water rights, etc. Do you have a specific lot in mind? Or would you like me to do a search of available lots for sale? I live in Erie -- very close to the area you mentioned.

Depending on how desireable that lot is and if water and sewer are close, it could be as cheap as 25k or it could sell for closer to 100k.
