Zillow does a broad brush across the U.S. and has no idea of the condition of your property other than what is in assessor records. In no way would a bank or an appraiser take Zillow's guessimate into account for your house. Your house can be gold plated and your neighbor's a dump and Zillow will price according to area comps.

Zillow is only a tool for a ballpark figure which will be up in a buyer's market and down in a seller's market due to the long delay in posting of comps, which the market can be well past.

Your best bet is to have either an agent give you a CMA which is better than Zillow because it is more recent or have a licensed appraiser come in and appraise your home. Both of the options will bring in a professional that can see your home and what it has to offer; Zillow in know way will ever be able to do that.
