Check the tax records of recently sold properties and you will see a value for both the land and structure. or have an appraiser run the numbers for you.

Depending on when your starting point of reference is it is most likely a fair assessment that the land value has dropped...which is probably why there are no sales!

The easiest way to determine values of vacant lot ( subdivided) is to speak with a realtor who represents a home builder.  Many land owners have reconized that their values have dropped by 70% in most cases.  A Builders agent can explain that if all hard costs to build a home - even though its discounted is still above the market comps, then the only real cost that can move downward .. is the land.

If there have been no sales offer half price. Then you could still be overpaying. If one seller will not bite another likely would. Land is not selling well now as building new is not happening a lot at least nationwide.

Hi Rubymay,

Suggest that you call up your friendly loan officer with Bank of America and ask them to do you a desk top apprasial. This may or may not help but it is at least a start.
