How should I price our Hill Country Home in Tx with gorgeous views of lake and golf course?

One of best views in Hill Country Golf course living. Nearly 3600 sq ft; 3b/3bath, tv room, formal LR and DR, large kitchen, front deck, gallery -   All living on one floor; 2 1/2 car garage below. Back garden with views

    You won't likely have access to the needed data, so you will want to ask a friend or family member who is a agent/broker to provide you with ALL sold data for the last 6 months for homes that are not more than 10%-12% larger or smaller than yours and are within 7-8 years of the age of your home. If they email you the MLS sheets, you can then look at each property objectively...that means you MUST remove the emotion and look at each home currently for sale, pending and sold to come up with a likely price range for your home. Also keep in mind that price is a function of time....the sooner you want the home sold, the more aggressive you must price it. Factor in that you're now leaving the summer market so sales typically slow down and showings will be fewer simply due to seasonality. 

    Ultimately, buyers will determine the value they place on the home regardless of what you, an agent or even appraiser states the home is worth. And while it's true that real estate is "local", global events will affect the financial markets which in turn will impact the decisions of those buyers in the price range where you home will likely land.

    Looks like a great house.  Regardless of whether you want to actually list with a realtor or not, I would recommend meeting with one so they can give you an accurate idea of your homes current market value.  Best of luck.
