How should a home's square footage be calculated? Include bathrooms?

Permits play a role as well. As a bathroom without permits may cause some issues.

Yes, all rooms under the same roof are accounted for, except the garage and especially a detached garage converted to a permitted guest quarter where there was no value given per the appraisal report.

Great question.  The house square footage is typically calculated by all footage under a roof.  They do not include garage space as that is not living quarters.  Hope that helps.

Single family residences are measured from the OUTSIDE, while condo units are measured from the INSIDE, as you only own 'airspace' technically with a condo.

Yes bathrooms are included, everything except garages for the most part.

Varies with building code and jurisdiction; but generally for housing...
1) measured from OUTSIDE walls, and includes the wall space
2) does not included enclosed porches or attics, or any other "non-conditioned space".
3) Does include indirectly heated space, such as through doorways.
4) Must be "livable space", meaning minimum 7'6" high ceilings, except in areas with sloped ceilings, where the average must be at least 7'6".
5) Does not included underground area in most cases, but can be partially underground.
6)  Stairwell space is counted twice, in spite of not having a second floor area.
7) double high ceiling areas (open living rooms...) only count once, in spite of the inconsistency on stairwells.
8) Garages do not count, even if you put a heater and an air conditioner in that space.
9) un-permitted additions typically do not count, as they may need to be removed to obtain an occupancy permit.

As you can see, the rules are quite convoluted, so most people would rather avoid answering to avoid misleading or adding to existing confusion.

Title companies have the recorded measurment if there are no unrecorded alteration to it. If you like send me the address I will do a research. Measurment includes all leaving area. Un,luded baths and any other leaving area that is enclosed.
