Don't worry very much about the zillow estimate being off. It is a compilation of data from 3rd party sources which is generic and often does not use all apples to apples in comparison. No one pays much attention to the estimates except people trying to sell their home.

I cannot answer your question without knowing more detailed information about your property...# of bedrooms/baths/total rooms/age/style/etc. Giving you ALL the sales of ALL the house sales during that time frame will give you the kind of inaccurate result the zillow estimate often ends up with.

You can go to your assessors office and get all closed Properties for that time period. I don't know if that will really help you as there are several adjustments Appraisers make and you would need to see what adjustments he made and why. If you are working with a Realtor he can help you with this information.

Contact a local realtor and they will be able to get you the sales from the previous year

Zillow Zestimates are only estimates and the information is not accurate.  I would be comfortable for what your home appraised at by a local appraiser as they are the ones who are familiar with the area and get the most up-to-date accurate information via our Multiple Listing Service.

In order to get the most accurate information you should call a realtor to give you a competitive market analysis.  The "zestimates" that Zillow offers are typically not very accurate at all.

Zillow is a starting point.  Review the information about your home.  Fill in improvements you have made.  You may see numbers change.  All appraisals and zestimates are just that:  a look at sales of comparable (but not exact duplicates) of your home, at a given time.
