How to find the top 'SELLING' agent in the past year?

How can I find the top selling real estate agent in my area in the past 12 months or so? How about the top selling agency? I want to change the present agent that is trying to sell my house, but I can't decide how to select a different one.

A smart investor reminded me of the 80-20 rule when I asked about finding a realtor in a community that was new to me. He said 20% of the agents sell 80% of the property.  When looking for top selling agents in an area, he suggested driving around and recording names of the agents that are posted on current properties for sale.  Those with multiple properties (usually 3-5) are your most active selling agents in the community - and you can safely infer they are the top selling agents too.  The method is labor intensive but it has been shown to work, at least for me!  Hope it works for you!

Our house was appraised close to $280K at its peak a few years ago, we priced it at $245K in Feb, when first listed, and lowered the price to $235K in March. Zillow estimates the present value at $246K, and the dozen people who have seen the house since March say that it is properly priced, and that it shows very well. But there is always a 'but' that I believe a good realtor could negotiate better.

I have had an agent for over three months, but by mutual agreement I can change anytime I want to do so, which is what would like to do.

You could look at the sold listings in the area and still wont be able to find the actual selling agent that brought the buyer in... they are not usually the listing agent.. but an agency can run those sold stats on the MLS and tell you who the selling agent was for all sales for a period of time in a certain area.....
.. but most of the time, there is not any one agent that has sold more than one home in an area...over a short period of time; so, frankly, the agent is not going to be as important as the pricing and the conditions of the home... buyers are very saavy today.. and will know what it takes to sell the home.. so ask your agent why your home is not selling, they may tell you something that is actually the same as the next agent will tell you.

Contact the agency and ask the stats for the homes actually closed. Then ask for the top companies top closing agent. You want an agent that can get a contract on your home but you want to make sure they have a strong closure rate. This shows they know how to work through the issues that may come up form contract to close. Good luck on your selection. If your house is not on the market let me know and I can refer a strong agent for you in your area.
