How to get a true Comp for manufactured housing on a permanent foundation?

Hi,
We are about to place an offer on a 2000 square foot manufactured home on a permanent foundation. The asking price seems high. They said the price is based on the homes that sold in the neighborhood, however none of these homes were manufactured. Should the price per square foot be the same or less for a mobile home as it is for traditional housing? I just don't want to offer too much. Thanks!

Less. The only true comps would be other manufactured homes. This is part of why they're nearly impossible to finance. Find something else.
