How to rent out my condo?

Me and my wife woud like to rent out our condo (being that the market it so weak right now as far as selling )and we would like the know where we should start? We want to get a house and would like for this to be our first investment property. 3 bedroom 2 bath 1350 sq ft

The first place to start is with your HOA to see if you can rent.  Many HOAs have limits on the percentage of units that can be rented at any one time.

I would suggest that you contact your REALTOR® to discuss all your options.  Options for renting your condo and for buying the next property.  They can tell you... how much your condo should rent for,  what you need to do to qualify for your new home etc.  Have your agent help you put together a plan of action.   If you don't have an agent, select one that you are comfortable with, that has a successful track record and is not too far from your condo.   Hope this helps!  All the best.

In addition to the information in the first two answers - I would recommend interviewing a few agents who show a lot of CONDOS sold, not just an agent that that you trust or like.  When Realtors sell a lot of condos they often have clients that refer potential buyers to them who are also interested in buying a condo.

They may also be more familiar with HOA and the ins and outs that make condos a little different then single family homes.
