How to sell a house as-is.

Profile picture for PottsvilleCarrillo
I have a beautiful property for sale at Norwegian st in Pottsville PA, great area, quiet, tranquil and overachieving school system. I bought the home/land to renovate and move in. Due to unfortunate events, i must sell the property a.s.a.p for way lower than i should. Im taking a huge loss since ive already invested 7k into the house.
I had to relocate two hours away from pottsville and can only come to show the home and try to sell it all cash. Who do i contact in the area to help me sell >?? will a real estate company laugh at me.?

Find an agent that totally understands the FHA 203K program and/or start with a 203K specialist in your area.  I believe Andrew (his last name escapes me!! he is a frequent Zillow contributor) does them in PA...and he has tons and tons of knowledge.  The 203K is a rehab loan that will enable your buyers to update and customize the home to their preferences.

It is the perfect product to benefit you and the buyer.  You won't need to do a slash and burn fire sale on the property and the buyers can get exactly what they want.

You need an energetic realtor who is dedicated to marketing your property. Pick a Premier agent from Zillow who comes up in your zip code. Offer a 4% commission to buyers' agents.Get professional cleaners to make the house as clean and empty as you can. Take a good, hard look at the price with your realtor. Price is under the competition. You may need to consult a short sale specialist. Economists predict that prices will soften a little this spring as banks release more foreclosures on the market. Be brutal and get your price where it should be or you risk months on the market and an even bigger loss. It is tough. Lean on a good realtor. You won't be sorry. Best of luck to you.

A Realtor can compare your home in its "as in" condition to other homes currently on the market.  They can assist you pricing the property to be competitive.
Realtors are aware that not every property offered for sale is a cream puff.  Get a recommendation for an experienced agent in your area from a friend or from another Realtor on this site.

A real estate agent will not laugh at you and will be able to sell the home "as is" for a price that would be attractive to buyers.

If you have friends in Pottsville or have someone you trust in the area, ask them for a good Realtor. If you need help in finding a Realtor, you can ask here on Zillow or contact me and I'll have someone contact you.
