On and off for 2 years is a long time. I would suggest you contact 3 local real estate agents to do a comparative market analysis and ask for suggestions on what should be done to the house prior to putting it on the market.
Are you attempting to sell your home yourself? If so, you are limiting the exposure your home could be getting to attract more buyers through a local real estate agent. It's a competitive market out there.

Sometimes it is simply changing around the location of furniture or adding a stratigically placed mirror to open up the home and give it more of a roomy flow....I would agree that getting a few agents in to give suggestions is helpful, but I would also consider hiring a home stager to come in with suggestions on how to stage the home to sell.
Another helpful tidbit I use is having a brokers open house when I first list my homes so that other agents can give me their feedback and suggestions as well.

To sell a small home, I think you need to capitalize on what you do have. That means trying to see your house the way a buyer sees it. Buyers will accept small if it is priced right and if the furnishings make the house look livable.
You can focus on the flow of rooms too. I had a house with a very small bedroom. It would have been a sticking point for some buyers, but I made it super cute, left one twin on a wall and one dresser showing. When you walked into the room you walked past the skinny side of the twin and that with light bedding made the room seem larger. It was not.
Talking to an agent in your area can help. They may see things that you do not. Also holding an open house and actively asking for feedback can really help. Buyers will tell you what they want and you can't fix small, but you can spin it to the cute, charming and functional to attract buyers.

If the small size also means lower utilities, by all means market that!

Don't be offended because obviously you want to sell your home but there are specific reasons why you are not getting your home sold.
Number one is always price.
Two, the condition of your property. Is it updated or a little tired. There is always the possibility that it is over improved.
Three, marketing of the property. Is it getting to the people that it needs to get to? Is it in a city, suburb or town. Different marketing for different areas.
Four, have you detached yourself from your home? You said it's been on and off for two years. When it's off are you taking it off because you feel like it and leaving the market when it is just getting ready to sell? Or is it because it hasn't sold and you don't want to lower the price because you believe it's worth it? Homes have memories, houses sell.
Sorry if I was blunt. It's a very stressful time in your life and I respect that. But I can't be a good REALTOR without being honest.

Small can be turned into cute or charming or cozy...pick any adjective.........but if the buyer's expectation , based on price, is for more space, they will not see value

How to sell a small home
We've had our 3bed, 3 bath home on the market on and off for 2 years. We get consistent comments that the home is too small. We've placed many things in storage, and dropped the price 30,000. The house is now listed at 90,000 and is in good shape. I'm out of ideas.
