That "sale" price of your home is certainly a factor in your low zestimate, and likely your neighbor's low zestimates. You need to flag it and let Zillow know it was a partial transaction. I am not sure if or when it will help your zestimate but it should be removed from your most recent sale information.
Go to the section of the page (about half way down) where the transactions are listed. Look for the most recent one where your MIL purchased 49%. At the end of that line there is a flag. You can click it and report the issue.

A Realtor or agent cannot show you how to improve your value here on Zillow , you can do that by updating your information. Read my earlier posting, real estate is local and if you want to know what your current market value is on your home, ask a local realtor for a comparative market analysis or pay an appraiser . Sorry you are frustrated - if your house had a recorded sale in the county for the 49% purchase then Zillow is just pulling data and your data only reflects one half the purchase price. Your agent should know how to improve how you are shown here - if you don't have an agent I am happy to help you.

I know its frustrating to see Zillows guesstimate of prices, or zestimate, but they are just that, they are not meant to place a current value on your home. A recent low ball sale in your community of a similar home or foreclosure could be the culprit of lowering your prices too. Real Estate is local,local,local and Zillow cannot go inside homes to see upgrades and compare homes, it does not have the capability to know neighborhoods either. What you want to do to know your current market value is to have a comparison market analysis done on your home (its free) by a Realtor or pay an appraiser. Once you get that done, put that value and the date it was done, in the remarks section of your home. that should help. Here is how Zillow arrives at their numbers...hope this helps.
