Talk to a lender and find out, should be a free conversation to have. You can see what you would need to qualify, rates, % downpayment and etc. I have worked with several out of country investors and we were able to close. Best of luck.

Foreigners can get a foreign national loan. There are a few banks that offer this type of loans, provided that the down payment is 30-40% of purchase price. Especially in California and Florida, there is quite a few of foreign buyers. [website deleted by Zillow moderator. Please review our Good Neighbor Policy for posting guidelines.]

Google, Bing, Yahoo... Dogpile search using term: California Foreign National Mortgage Loans. There are leads to lenders.
I don't know if this foreign lender mortgage lender search tool works as advertised but it's worth a try. Please respond about its usefulness.
Hope that helps.

Unless you have established credit score and employment history here in the US for 2 years. Or if you are an overseas student and graduated from US college then immediately got a job here in the US.
