Thanks for all your responses. I contacted one lender this morning but have yet to hear back. Elisa & Katie, I would be extremely grateful if you could give me names of lenders that you think could help. I dont have any friends with this problem who have bought a home recently and my internet search hasn't turned up any solid leads. Thanks for your time!

I think you face a challenge with that score.. There may be certain loans available to you ; but they will generally cost you more in either rate or points or loan fees. I would work with a local lender that either a Realtor or a family or friend that has recently bought this year... can recommend. There are so many new legislations and rules that change constantly with regard to credit and scores and loan qualifications... so you need an expert. Call and check references on lenders. I or anyone on this forum can recommend local St Louis lenders if you just ask.

I agree with the other answers you'll want to speak with a lender. Typically you want your score to be around a 640 but in some cases they will work with scores below that. Most, if not all lenders I work with know and work with credit repair companies. My advice is to call a few lenders you know of (if you don't know of any ask a local Realtor (like myself :-)) or research lenders on the internet. FYI - when you do speak with a mortgage lender your points and/or score will NOT be affected. I would advice seeking multiple opinions from multiple companies as well.

I also think you should start by talking with a good mortgage lender. My past clients had great experiences with Gerri who is a senior banker at Creve Couer US Bank location. Ask her if they still have that "no closing cost" deal going on that could save you ~$1500 at the closing table. [contact information removed by Zillow moderator] and we will find you a perfect home

I think that your best option, at this point, would be to work with a good motgage lender to determine what steps you can take to qualify for a loan. I like Mark Anderson at Cornerrstone Mortgage.
