With the information you provided you would have no problem obtaining financing. Additionally depending on the area you may be looking there may be special incentives for you being in the medical field.

Absolutely - as long as your overall credit history is clean and you have at 3 open tradelines with a positive pay history... FHA would be the way to go! Good luck - hope this helps!

I would suggest getting your score up to a 620. It does not pay in your case to even proceed with financing now as the rates and fees for a score below a 620 are very high. You are so close, that I am sure reducing some high debt balances would more than make up for an extra 12 points in a score.
Yes you can get a mortgage for $165000 if you are a veteran.

I'm not in the mortgage business so I don't have any specifics to tell you other than to contact a mortgage professional directly to discuss your situation. Don't talk yourself out of it because of the fear of rejection! I almost missed out on the chance to own a home because I was too afraid to try. Finally, at the urging of my sister, I contacted a mortgage broker and found out that qualifying for an FHA loan was a piece of cake. My credit score was quite a bit higher than yours (my lowest was in the upper 600's), but my income was lower (around $45,000) and I had to borrow from my sister just to get the 3% downpayment. I was shocked that I was able to qualify for $220,000 without barely blinking an eye! I bought my house last November and now I am so glad that I finally took the first step and didn't let fear guide me.

You can always submit an anonymous loan request http://www.zillow.com/mortgage/. This may give you some different options.
Your credit score is on the low side however that doesn't mean that financing a new home purchase is out of the question.
You should contact a qualified mortgage lender. Depending on the circumstances, credit history, job time and location of property a new mortgage may be easier then you think.

Depends on where you are located....I've heard of Bank of America Retail branches going down to a 580 score, but other than that most lenders are requiring 620. Consider credit repair if that's not an option...you're not that far off. Good Luck.

have you been stable for more than a couple of years? you probably qualify for any home up to maybe 120k easy enough... (actually you might qualify for 170k, but conventional wisdom says "dont bite off more than you can chew" if you know wht i mean)
