Try getting hold of a good Realtor (s) and see who they recomend. A good one takes 3-4 hours. If it takes less they are doing as good as a job as they probably should.

What was the criteria you used to select that home inspector? Did he belong to that on-line association and get his/her patch? Was it the price? Was he/she referred by a Realtor? Did he/she have any construcction experience (www.cslb.ca.gov)?
I know a home inspector that asked to borrow the seller's ladder. Tear up the check and send him home!

Home Inspectors have turned into nothing. The last one I had checked to see if systems were present, never checked to see if they worked. What a waste of time.

California inspectors are NOT licensed. We self certify ourselves by joining www.creia.org or www.ashi.org. Those inspectors must pass a comprehensive contruction exam and obtain (a minimum of) 30 hours of continuing education annually. Hey Xray dude - very cool web site. Nicely done!

I would suggest that you check with the state's website and make sure that whomever you choose is licensed.
