The other issues you WILL face are the Septic Tank regulations. When a septic system is approved They specify how many bedrooms the system will be allow. If this was originally approved for only 3 bedrooms, adding 2 more bedrooms will be a huge issue with the County, and may be the reason there was no permit work done.

If there are no permits, then that means also that there were no inspections to validate that additions were built to code. It's much more likely that the bank will balk when they find out about unpermitted construction than to extend any additional credit.

There will likely be issues. With such extensive additions, it's important to verify that the work was done in a safe manner for you and your family. I guess that's the theory behind permitting. The downside is that the home will likely get assessed at a higher tax value.

If you have obtained the county records and these additions are not permitted then you will have trouble with your lender. They may even require that you (or the seller) make necessary repairs or tear downs to the property during the escrow period in order to fund your loan. Depending on the situation with the permits, it's possible that they were just not filed properly or completely and could be easily obtained. It sounds like an extensive remodel was done to the house, and hopefully since the owner put a good amount of money into it, he/she did it to code and the permits will not be too difficult to obtain. Otherwise, I might steer clear because the city could always require unpermitted add-ons to be torn down in the future.
