I've noticed that San Mateo County only has 1 house listed as sold in the last month. Is this right?

I figure this must be a bug considering 13 houses are marked as sold on May 20th and a bunch more on May 19th. I doubt the expiration of the tax credit could have had that much of an effect...right?

Wetdawgs is exactly right. We put them up as soon as we get them from the county, and that takes longer in some counties than in others.

If you search farther back in time (like last 90 days instead of last 30), you'll find more than 1,000 sales in San Mateo, with many sales taking place on each weekday.

The recent sales on the site are not meant to be a characterization of what's happening in the housing market, but are a useful tool for people looking for comparable sales. In fact, our market data comes out five weeks after the close of a month, precisely because it takes the data some time to reach us. You can see our Real Estate Market Reports here.

The "sold" properties appear on Zillow after the San Mateo assessor's office puts the information in the database.   Therefore,  sometimes they appear within a couple of weeks and sometimes it takes months.  It all depends on the priorities of the employees entering data.

No, That's definitely not right. I just did a quick market review and found 41 SFR properties sold within the last 30 days.

To put this in perspective, there are currently 464 SFR properties pending in San Mateo. I think this is an indication of a dramatic increase of closings to come.

Don't know what others think, but in my opinion the San Mateo market is unbelievable hot, especially compared to the rest of the country. There aren't many places in the country where the average time to sell a home is 60 days.
