The second challange:
The geographic area that we gather comaparable properties from varies with the specific property.  If we have a housing development with very similar homes within a 1 or 2 block area then that geographic area will be very small and the recently sold time frame will be very short. 
On the other extreme if you have a home that has been dramatically improved, or architecturally designed, you may need to look miles away for a similar property and a year or so to find when it sold.  If a home sold miles away and a year ago, will there be another person of similar values who is interested in the current property today?  At what price?
LOL getting this into your valuation models.

Correct me if I'm wrong Rachel, but I don't think that there is a way to see how the listing price was adjusted over the period of time that the property was actively for sale. 
One of the loopholes in the marketing of distressed properties seems to be the practice of saying "originally priced at."  In the NWMLS the Original Lisitng Price is the price that the property was first brought onto the market.  What a great discount if the current price is being compared to the original price!  Pure rubbish.
Even the OLP can be manipulated in the NWMLS by reducing the price more than 5% and bringing out a new listiing.  It isn't until we go into the listing history page that we can see any number of old listings and dates for a given property.  The ability to view this history gives great insight into the true cumulative days on market (CDOM) and a hint of what the seller's motivation might be.
